I know it varies and there are many factors as to how long it can take to open a RAL so my question may be too broad. From experience can you share some common factors of someone that took 6 months to open vs. 12 months? Are these factors by the state during the approval process or the individual opening the home that causes it to take longer? I’m in CA and I’m planning to begin the application process after this training so maybe I can be more proactive to some of the common mistakes applicants make to cause their approval time to be longer! Typically if you’re building a home from the ground up it’ll take 12-36 months. If you’re converting a SFH to become an RAL it could take 6-12 months. If you’re buying an existing business that’s already up and running it could take 3-6 months. These are all time-guesstimates but that’s what we’ve typically seen.

We have all the state by state rules and regs and directories and more. Schedule your discovery calls once you graduate to gain access to that for all 50 states. Also please note if you google Assisted Living Homes Directory in Arizona it should come up on the state website, it’s a downloadable document then you have to sort by how many beds.

Buying an existing business is not an option for me as there are non up and running at this time. I am looking at buying a residential house and from what I have learned is that on Long Island, NY it will be considered an adult care facility. I was fortunate to of met people at the township level and county level who have been very open minded and helpful. When I ask them if they remember the television show The Golden Girls they say always answer yes. I then say the only difference is it is for people who are around 80 – 90 years old who need help doing one or two things in their ever day life with a care taker there one for the mornings and one over night. People get so excited and want to help.

A couple of things to note just so you are speaking in correct terms while pitching your home (which I love that fact that you’re pre-marketing and surveying the area)… they will need 24/7 staff within the home, not one in the morning and one over night. Shift work is fine, meaning the staff does 12 hours shifts and switches off, but there will need to be someone there at all times to care for the residents.
Also, I would love to say they only need help with 1-2 activities, but typically in that case, people will stay home to save money. It’s usually once they’ve fallen and broken a hip and the doctor orders them to go to an assisted living home that they will come to live in your home. Technically yes, anyone who needs help with 1-2 of these will be qualified, but for the most part, they won’t come until it’s a need with 5-6 of them.. just want YOU to know those things so you can really grasp what the homes look like inside. As in, the residents are far from self-sufficient like the Golden Girls. If you’re interested Gene does tours of his homes in AZ on the 3 Day Fast Track so you will literally walk through 3-4 of these homes, meet the managers, caregivers and residents and really understand what this looks like on a day to day basis. In our discovery call upon completion of the course I am sure we can get the costs of these programs. Do you also go over solutions and costs of having investors help us with purchasing?

We have a lot of private independent big box type living homes. Meals are provided, activities, and homecare individuals come in if a little support is needed. It is a level above assisted living. Is this type of situation appropriate for a residential home?

I think you mean a level below assisted living?
It goes Independent – Assisted – Nursing.
You can provide this kind of care in your homes, it doesn’t charge nearly as much per resident, so you will not make the numbers we are discussing here, but it’s an option.

If you purchase an existing business, and you cant get a permit under your name for the facility/ business until you own it, do you operate under the sellers permit on day 1 of ownership until your permit is obtained?

In your purchase agreement with them, you should have that written.
So if you need to hang their license/permit for the first _____ days, make sure that is signed off on and agreed too.

I am currently working with a RE agent who only sells RAL’s, and I have found a couple RAL owners with properties in the right locations with numbers that look good. Homes are nearly filled. I’m wondering how to make minor renovations on the existing homes with residents already living in them without causing a huge stress or inconvenience (ie. remodeling kitchen, flooring, and bathrooms).
In addition, have you found a way to increase the number of residents in a home here in CA to more than 6? 6 seems to be the magical number without following the many more codes and regulations set forth by the state. For that reason, I have narrowed my search to owners with multiple homes in the same neighborhood. Of course, that involves purchasing multiple properties, which greatly increases the amount of capital required to be raised (typically around $1.5 million for business and RE). I’m just wondering if that is the only loophole to work with the strict codes/regulations in my local area. Thank you in advance for your response.

This is a challenge, please note we have had this same issue with the first home we bought… changing bedrooms or bathrooms is easy, once a resident passes on, you renovated that one room, and go room to room slowly until the rooms and bathrooms are all completed. Renovating a kitchen with a home will of residents will probably not happen. As soon as the families hear you are doing construction in the home, they will likely move their parent to a different home… nails and dust and loud noises and lots of people in the house, on top of the fact that this isn’t a family of 4 you’re feeding, it’s 10 residents plus staff three plus times a day, it’s not easy to keep up with no kitchen… We’ve done bedrooms/bathrooms and flooring with the first method I shared, but we cannot renovate kitchen or living room spaces because of this huge issue.
If you’re going to purchase an existing facility you need to live with the fact that there are some things you won’t be able to change..
You can apply for a variance, most likely in CA they are going to require you put in a fire suppression system and have enough sq/ft to accommodate. It is possible to do more than 6, but also the numbers work all day long with 6 in CA since it’s obviously a much smaller home then let’s say a home that accommodates 10+ people AND the average cost to live in an RCFE is so much greater than the rest of the country as well.

Then he gave some pointers on how this may work in some areas, such as if a company who would design the right modular home existed in a particular area. I wanted to let you know, at the end of this video, Gene mentioned the modular idea, in case you wanted to edit that, as it sounded like he was not sure when that was mentioned. At any rate, I like the modular possibility, and might look into it as a possibility in my area. Thanks again!

If that is going to be important piece in the negotiation and presentation then yes.

I am having a difficult time getting my head around the issue of buying an existing facility and business vs. purchasing a property, doing the appropriate renovations, and then starting from scratch. Obviously purchasing an existing business with residents in place can lead to immediate cash flow, but it seems one is limited by the facility, difficulty in doing renovations / upgrades with residents in place, and slowly ramping up the price points at which you can charge monthly. Any thoughts?

That’s exactly the problem with purchasing an existing, it is VERY hard to do any renovations, you will not be able to change much.
So don’t let a seller convince you that “oh if you added rooms, or changed to kitchen or…” that you could make more money, if it was possible, they would have already done it. There IS benefit in buying and existing home because just like you stated you’re cash flowing right away, but you have got to make sure it’s a good deal, because not much will change between owner to owner.
